squeaking

the remote control receiver is probably broken and needs to be replaced as it is not responsive, even with brand new remote.
sprayed wd40 to lessen the squeaking.
the reassembly was difficult.
need to ensure the black cable is out of the ball n socket assembly else ball does not sit snugly. also, rotate the ball in the socket until it clicks and locks and slides down (there is a groove in the ball that locks into a corresponding edge of the socket)
when screwing back the top 2 casing halves take note the straight edge aligns with the straight edge of the ceiling bracket.
when it all fits correctly, there will be a small but consistent gap between the rotating fan and the stationary housing and the 2 should never rub against each other.
